Vineland Avenue Senior Housing

On September 3, 2013, Menorah Housing welcomed initial residents to their new apartments at 4900 Vineland Av., near the intersection of Vineland and Lankershim Blvd. in the North Hollywood neighborhood of the City of Los Angeles. The building contains 82 affordable one-bedroom apartments with a ground floor community room and second and fourth floor landscaped outdoor patios. Located near many neighborhood services and retail establishments, the location offers easy transit access to parks, senior services, a public library, medical offices, and is only one bus stop away from the MTA’s Redline subway.



Funded by an innovative use of U.S. Department of Housing & Urban Development funds and a City of Los Angeles loan combined with federal Low-Income Housing Tax Credits and a tax-exempt bond, tenant rents equal 30% of household income, and enable very low-income residents age 62 and over to obtain an accessible, affordable independent apartment, designed with features to accommodate “aging in place.” The site is near the City’s East Valley Multi-Purpose Senior Center and the North Hollywood Park and Recreation Center, both of which offer specialized programs for older adults.

Refinancing this 74-unit building originally constructed by Menorah Housing Foundation in 1992, MHF completed an ambitious and transformational architectural renovation of an older property and extended the preservation of affordable rent-restrictions for an additional twenty years. Accessing today's very low interest rates to replace the original 8.75% direct HUD mortgage with a new federally insured loan, MHF recapitalized and modernized this existing property to enhance the living environment for the tenants and dramatically impact the neighborhood. In addition, the refinancing allowed full repayment of an original 1990 City of Los Angeles affordable housing loan and all accrued interest.
